EXCAVATION, SEPTIC SYSTEM, AND FOUNDATION
All clearing for house 20 feet around as well as for driveway and septic system. Standard Title V septic system requirements to meet state code are designed by a registered engineer and installed by a licensed installer. Foundation walls are eight inches thick by seven-foot-six inches high set on a continuous footing. Walls and footings are poured with 2500-psi concrete and coated with damp-proofing material. Concrete floors are three inches thick, poured with 3000- psi concrete. Four basement windows and one metal Bilco bulkhead door with wooden steps to cellar. Storm door at bottom of bulkhead stairs.

FRAME LUMBER
Structural lumber is standard grade or better and all sizes and dimensions to meet Massachusetts Building Code. Exterior walls are 2" x 4" wall construction grade "A" kiln-dried spruce 16" on center. Sill plate is 2" x 6" pressure treated with sill seal insulation. Sub floor is 3/4" CDX plywood nailed and glued with PL400 construction adhesive. Wall and roof sheathing is 1/2” CDX plywood.

CertainTeed asphalt roof shingles with 25-year warranty with continuous roll roof venting. Exterior walls are sided with white cedar shingles. Front is sided with clapboard 4" to the weather. Tyvek wind seal used behind all siding. Decks are built with pressure-treated lumber. Trim is #2 or better pine.

WINDOWS
Andersen white vinyl-clad double hung windows with insulated glass, snap-in grills and full length screen. Andersen casement window over kitchen sink.

EXTERIOR DOORS
Therma-Tru insulated foam core steel door with magnetic weather stripping. Door from garage to house is insulated steel six-panel door with aluminum threshold. Schlage exterior door locks.

ELECTRICAL
All wiring done to Massachusetts code with 100 amp. service. Outlets and switches are Leviton Decora white. Dryer and stove outlets are 220v. One switched outlet in all bedrooms and living room. Bathrooms have one fan/light combination. Smoke detectors are directly wired with battery back up as required by code. Basement lit with porcelain light fixtures, one switch-controlled and the rest pull chain controlled. Also included are two outside weatherproof outlets, front doorbell, two TV and two telephone outlets, wire for lamp post connector and pole.

PLUMBING
All plumbing done to Massachusetts code. Bathroom tubs are Aquaglass tubs with Moen single handle valves in chrome finish. American Standard 20" x 17" self-rim china lavatories bathroom sinks. Kitchen sink is single bowl 25" x 22" stainless steel sink. Bathroom faucets are Moen one handle chrome faucet. Kitchen sink is Moen one lever faucet with spray. Toilets are American Standard Colony 1.6-gallon flush. Two Mansfield frost-free outside hose faucets, one in the front and one in the rear of the home. Basement washer hookup with wall-mounted single handle water valve. Hot water supplied by 40 gallon gas heater.

HEATING
Lennox gas-fired forced hot air boiler with humidifier and humidistat. (If gas is not available or at customer's request, oil fired boiler with tankless hot water at additional cost. Lima deluxe series floor registers.

EXTERIOR DECORATING
Benjamin Moore paints with one coat of primer and one coat of finish on clapboards and trim. Doors will be two coats of acrylic latex paint. Knots will be sealed with Bin primer. Trim caulked and puttied. Shingles left to weather naturally.

INTERIOR DECORATING
Walls and ceilings covered with 1/2" drywall with walls smooth finished and ceilings light stucco finished. Walls are one coat of primer-sealer and one coat finish of Benjamin Moore scrubbable off-white eggshell enamel paint. Trim primed, caulked, puttied and sanded. Trim and doors painted with Benjamin Moore semi gloss prime and finish coats.

INSULATION:
All insulation done to Massachusetts code. Exterior walls have 3-1/2” R11 with vapor barrier. Basement ceiling with 6" fiberglass R19. Attic ceiling with 3 1/2” R30" Kraft-faced fiberglass R30. Bathroom walls with 3 1/2” sound batts.

FLOOR COVERINGS
Armstrong no-wax Highlight vinyl or equivalent flooring in kitchen and bathrooms installed over ½” plywood underlayment. Bruce hardwood oak flooring sanded and finished with one coat sealer and one finish.

CABINETS AND VANITIES
Kitchen layout as per print specifications or allowances. Kitchen cabinets and vanities are Kraftmaid with raised oak panel doors, drawer boxes are dovetailed. Counter tops are Wilsonart one-piece back splash with oak nosing.

INTERIOR TRIM AND DOORS
Interior passage and closet doors are six panel doors with Schlage doorknobs. All doors and windows are trimmed with 2 1/2" finger joint colonial pine casing. Baseboard is 3 1/2" finger joint colonial style. Closet Maid closet shelving includes linen closet, four shelves and clothes closets.

APPLIANCES
GE or Hotpoint appliances include an electric range, dishwasher, and range hood.

DRIVEWAY & LANDSCAPING
Asphalt driveway paved 35 feet long by 10 feet wide with walkways. Lawn is loamed and seeded and any disturbed, unseeded areas are wood chipped. 24 assorted shrubs (builder's choice) planted around front and sides house and finished with pine bark mulch in shrub beds. Front steps are brick with 4' x 4' platform and step.

MISCELLANEOUS
Bathrooms completed with mirrors, towel bars and toilet tissue holders. Door stops as needed.

White seamless aluminum gutters with white downspouts and elbows.

10' x 12' sun deck is pressure treated with pressure treated railing and steps. Vinyl shutters, (open louver cathedral style, choice of standard colors) are installed on front of house.

EXTRAS
Any item not listed will be considered to be an extra, priced by the builder and processed as an extra work order. Builder is not responsible for any changes unless a change of work order has been issued and signed by both parties.
